abrdn’s AIPUT Fund (Airport Industrial Property Unit Trust) has announced that it has submitted a planning application for its London Heathrow Radius Park campus. ‘) was recently secured at Wells Fargo Bank.
The project marks the beginning of a new chapter in the Fund’s strategy to provide highly desirable, low carbon and high energy performance logistics warehouses that will have a positive impact not only at the local level but also for UK plc. .
Two warehouse units (to be marketed as RP6) adjacent to AIPUT’s premier Radius Park campus have been comprehensively stripped and recladding into steel framing to create an underlying single warehouse facility on site. AIPUT supports many of Radius Park’s long-term customers, including Brinks, ASC (Aviation Servicing Company) and Gate Gourmet, and employs at least 200 people.

This retrofit project is designed to achieve carbon neutrality both in terms of embedded carbon and site operational performance.
With most of the concrete floor slabs and steel structures preserved, the project aims to ensure a very positive lifetime carbon rating.
Building materials will be sourced locally wherever possible, maximizing the use of recycled recyclable content and aiming for zero waste to landfill.
It will incorporate a highly efficient and sustainable heating and cooling system and a complete rooftop photovoltaic (PV) system that reduces occupant energy costs by at least 10% compared to market standards.
The new building is expected to comfortably achieve EPC ‘A’ and minimum BREEAM ‘Excellent’ sustainability certification.
Surplus renewable power generated by PV is exported to the grid.
The RP6 planning application also provides a new opportunity to assess the feasibility of smart grid installations. Smart grid installations could be further rolled out across the fund’s portfolio of airport-focused logistics hubs across London.
